Prime waterfront land goes up for sale

Acting on behalf of Liverpool City Council, CBRE has been instructed to bring to market a rare development opportunity of 7.6 acres of prime waterfront development land.

Kings Dock, which lies adjacent to the River Mersey in the Albert Dock conservation area, is for sale with offers invited by the city council in a two-stage bidding process.

With its intrinsic historic character, Kings Dock offers an opportunity for potential developers to deliver individual or multiple plots for a high quality, mixed use development incorporating leisure use for the right delivery partner.

The city council, which recently acquired the land to trigger new development, is seeking offers from interested parties who have proven experience and track record in delivering high quality landmark schemes, with a focus on working with the city council to deliver at pace.

A total of 7 undeveloped plots, ranging from 0.45 acres to 2.79 acres, are available with a variety of uses being considered including leisure, hotel, residential and offices.

The Kings Dock premium development will provide the opportunity to create an alternative destination to established areas, building on the waterside advantages and its ability to attract and reconnect users from the city centre and from neighbouring areas such as Baltic Triangle and beyond.

Liverpool City Council will also be looking at the quality of design in the public spaces within the dock and how it connects to surrounding parts of the city centre. The city council has recently appointed an award-winning team of master planners to develop a Public Realm Strategy that will shape the look and feel of the city. The draft strategy will go out to public consultation next year.

Situated on the River Mersey in the heart of Liverpool’s waterfront, Kings Dock is fronted by the Pullman Hotel and the landmark ACC Liverpool Campus, comprising M&S Bank Arena, the Convention Centre and Exhibition Centre Liverpool (ECL) attracting 7.7 million visitors per year.

The site underwent extensive redevelopment by the city council in 2008 for Liverpool’s year as European Capital of Culture and is seen as a model for brownfield regeneration. ACC Liverpool Campus sits adjacent to the site, with the Royal Albert Dock and Liverpool ONE just a short walk away.

The city council is undertaking a two-stage process, which involves proposals and submissions being considered from the open market. A number of short-listed bidders will then be selected to move forward to the second stage.

Shortlisted parties will have the opportunity to discuss the project with the city council before submitting more detailed and refined proposals and offers.
